How Much is My Home Worth?
One of the most common questions homeowners ask is: “How much is my home worth?” Unfortunately, many people rely on online home value estimates from Zillow or other automated valuation models (AVMs) as the definitive answer. While these tools can provide a general estimate, they often miss the nuances that truly determine a home’s market value.
Let’s look at a recent example.
Before meeting with my seller, Zillow estimated the home’s value at $1,549,000. After conducting a detailed Comparative Market Analysis (CMA) and reviewing recent sales, active listings, market trends, location factors, and the home’s unique features, I determined that the property’s likely market value was closer to $1,700,000.
Why the difference?
Accurate home valuation requires more than an algorithm. It requires local market expertise, knowledge of neighborhood trends, and an understanding of what today’s buyers are willing to pay.
In this case, the homeowners were relocating and their relocation company required three independent home appraisals. When they asked for recommendations, I strongly suggested DS Murphy, a company known for utilizing experienced, hyper-local appraisers who understand the markets they serve.
The results were telling.
DS Murphy’s appraisal came in very close to my valuation—actually a bit higher. The other two appraisals, completed by appraisers who were less familiar with the local market, were more than $150,000 lower.
The sellers ultimately trusted the data, the local expertise, and the market analysis. We listed the home at $1,700,000.
Within just two days, we were under contract for more than the list price.
